Mezzanine Loans

If a first mortgage falls short and your current lender won't allow subordinate financing, it may be time to step up to the Mezzanine.  Mezzanines are fast-closing commercial equity loans that can be structured as short-term, interest only instruments. Available with or without equity participation.


Bridge Loans

When conventional financing fails to meet your needs, Bridge funding can help you bank on an opportunity. A Bridge loan can provide the flexibility and speed you require.  Bridge loans can be structured as short-term, interest-only loans with a possible exit into permanent financing.


Hard Money

Hard Money Loans are ofered for almost any type of commercial real estate that cannot be funded by the more traditional lender, whether it's a hard to finance property, a borrower with less than "bankable" credit or a lender unable to close on a loan commitment that must close in just a few days.

Sometimes Hard Money Loans take advantage of an opportunity that a traditional lender doesn't understand or is not covered by lending regulations; such as taking a property out of receivership or bankruptcy.

Terms can be as short as 6 months to as long as 20 years. Interest rates have a wide range depending on each situation, type, condition and location of collateral and borrower.


Commercial Construction Loan

This program is designed to provide a business loan for a Builder constructing a commercial property, some examples are: office buildings, retail stores, shopping centers, warehouse/flex space, 5+ multi-family units and most other income generating properties.


Commercial Lot/Land Loan

This program is designed to provide a business loan for a Borrower purchasing a commercial lot or refinancing a current commercial lot loan. Commercial lots must be eligible for present or future commercial construction.


Commercial Land Development Loan

This program is designed to provide a business loan for a Borrower to purchase and/or develop unimproved raw land for a residential or commercial subdivision.


Conventional Owner Occupied Commercial Business Loans

Designed for the business owner that will occupy at least 25% of the property and can show at least 2 years of stabilized financial able to support the requested loan. Debt service is calculated on a global basis using the subject business and borrowers financials. Lease income generated by investment tenents is also applied towards debt service in underwriting.  Debt Service Coverage Ratio (DSCR) as low as 1.20 to 1.


Commercial Real Estate Loans

Suited for multi tenant properties such as apartment buildings, shopping centers, office buildings, and many other property types where the borrower will occupy 25% less if the property. Loans are underwritten using the properties cash flow and the borrower's personal income is only used to determine ability to service personal debts.


SBA Loans

SBA Loans are best used by a borrower looking to purchase or construct commercial real estate that will be at least 51% owner occupied. The remaining portion may be leased out to tenants and generate income for the property owner.
