Who we are and what we do....

Equity Resources Group is a group of professionals who facilitate a mortgage between a borrower and a lender. Unlike a bank or credit union, we originate but do not fund the mortgage loan. A mortgage broker can be compared to a real estate or insurance broker, who acts as an independent agent to negotiate a purchase, sale or contract on behalf of a client. Essentially, Equity Resources Group functions as an intermediary between the borrower and the lender. We work closely with mortgage lenders which allow us to negotiate with them to find the best financing option for our borrowers.

As a liaison between the borrower and the lender, we analyze the borrower's credit report and shop for a proper mortgage or loan product that best suits the borrower's circumstances. We walk the borrower through legal disclosures and gather relevant documentation, such as financial records. When the mortgage has been applied for and approved, we will submit all required information to the lender and escrow company. Because we originate the loan and process the required documentation, the closing time is, more often than not, significantly reduced. An additional benefit to using Equity Resources Group is that, we interface with a large number of residential and commercial mortgage lenders (in the hundereds), we are able to offer borrowers more loan options than traditional banks and credit unions. Therefore we are a viable option for borrowers with less than exemplary credit and self employed individuals.

Loan officers at banks, credit unions, or other lending institutions also process and facilitate mortgage loans. However, the fundamental difference between loan officers and Equity Resources Group is that loan officers can only offer their clients the loans offered by their institution or lender. On the other hand, acting as an independent third party, we can choose from a variety of loan products ranging from local to national lenders.

We will...

Disclose accurate information in all solicitations and advertising.

Discuss and explain financing program options.

Inform you, in writing, of lock-in options.

Explain all documents of the loan application.

Explain all associated costs of the loan transaction.

Explain the disbursement of all application fees.

Explain the loan process, from application to closing.

Charge only those fees disclosed or re-disclosed on your Good Faith Estimate.

Charge rates and fees that do not vary based on race, color, religion, national origin, gender, marital status, age, receipt of income from public assistance programs, or good faith exercise of rights under consumer finance laws.

Communicate with you throughout theloan process in a timely manner.

Provide to you a written agreement, which explains the nature of our relationship with you and how we are compensated in this transaction.
